I just saw your reply to my post so I apologize for not responding to you faster. You sound just like me the first time I heard of this program. Many of the investors I have had the opportunity to meet have been very excited about my new program. Beau,

I believe I get the basis of what you're offering. I, being the investor, would get an investor loan through your company, then sell the house to a buyer with them putting 10% down and me keeping the same loan in my name. The buyer then pays the payments of a loan I still have in my name.

Now, if I'm correct in this, what is my recourse for this loan and for how long? Would I have to sign for it personally? Is there a time frame that allows the buyer (with timely payments made) to put the mortgage in their name?

This concept has been used with car dealers financing cars to individuals for many years. A car dealer would sell the car to the individual. A secondary company would then buy the note from the dealer, but keeping the dealer in full recourse for several months. If the deal went bad within that time period, the dealer would have to buy the car back for the full price of the loan amount.
